Marriott’s First Hotel in Fraser Valley Breaks Ground

WalshDupart and Koelbel and Company have officially broken ground on a new SpringHill Suites in Fraser, Colorado. Located at the intersection of Rendezvous Road and Highway 40, the hotel offers convenient access to local restaurants, attractions, and year round outdoor recreation.

Once complete, the 103 unit all suite hotel will become the first Marriott branded premium hotel in the Winter Park and Fraser market, addressing a long standing gap in branded lodging options.

A Long Term Investment in the Fraser Valley

For more than 25 years, Koelbel and Company has invested in the Fraser Valley. The company has also owned the land for this project for more than two decades, waiting for the right opportunity to introduce a hospitality offering.

The hotel will feature a custom interior and exterior design inspired by the history of the Fraser Valley. With nods to ranching and fishing, the design will reflect a warm lodge aesthetic that complements the surrounding landscape.

Thoughtful Amenities and Design

Planned amenities include an outdoor pool overlooking the Continental Divide, an expansive fitness center, and a public bar. Together, these features are designed to enhance both the guest experience and community engagement.

Project Team and Timeline

New Generation Construction is serving as general contractor, while The Richardson Design Partnership is leading architectural design. The hotel is scheduled to open in early 2027.

Meeting Demand in a Growing Market

The new SpringHill Suites will fill a critical need for branded hotel accommodations in Fraser and Winter Park. The nearest Marriott properties are currently more than an hour away in Frisco, Steamboat Springs, or the Front Range.

At the same time, the region continues to see strong growth. Winter Park Ski Resort is investing significantly in snowmaking infrastructure, expanded terrain, and new base areas, while Fraser benefits from year round leisure and business demand.

Diverse Demand Drivers

Beyond skiing, the area is close to Rocky Mountain National Park, the fifth most visited national park in the country. Also, it is near Grand Lake, numerous wedding venues without lodging, and other year round attractions.

In addition, commercial growth in the Fraser Valley includes the construction of a new hospital directly across Highway 40 from the hotel site.
